3 ways to maximize your home's value

If you’re like many people who are selling their homes, you know that some things can increase your property’s value – but do you really need to spend a fortune to upgrade your home?

Fortunately, you don’t.

You always have to consider the buyer’s perspective when your home is on the market. So what can you do?

1. Clean up the paint job.

You only get one chance to make a first impression with potential buyers. Cracked, chipped or peeling paint doesn’t necessarily “wow” anyone, but a fresh coat of a neutral color can. That goes for the inside and the outside of your home.

You don’t need to pay a professional to repaint your home. In most cases, you can set aside a weekend and tackle the job yourself.

2. Give your rooms a purpose.

While it may sound counterintuitive, it can be tougher to sell a home with empty rooms. Further, a few potential buyers want to see a “catch all” room.

If you have a spare bedroom that you are using to house a treadmill, boxes of camping gear and other miscellaneous items, repurpose it so that it actually looks like a spare bedroom. Turn it into an office by putting in a desk, or make it look like a real workout space.

3. Sentimental? Not while you’re selling!

You want your home to be as neutral as possible to appeal to the widest range of potential buyers. That means the family photos, knickknacks that hold sentimental value and religious items should be packed away until you move into your new home. (Don’t over-decorate for the holidays while your home is on the market, either.)
