Interview at Least 3 Contractors

Begin by searching for several contractors to interview. Respond to ads, search the internet and ask your friends, co-workers and neighbors for recommendations. You should plan to interview and get bids from at least three to five contractors. Have several contractors lined up even if one comes highly recommended. The best contractor for your bedroom addition may not be the best one for your neighbor’s new kitchen.

Ask for Fixed, Itemized Bids

Insist on a fixed bid from each prospect you speak with. Time and materials bids are more flexible—and that’s not usually a good thing for the homeowner. A time and materials bid can escalate in cost, and often by more than you’re prepared for.

The bids you receive can tell you a lot about the contractor’s work ethic. A late bid, particularly with no explanation, should concern you. Make sure the bid is fully itemized, with no unknowns or hidden costs, and that it includes permits. A bid that is unusually high or low may also be a red flag.

Check Those References!

It’s not enough to get references; it’s not even enough to phone them and ask their opinion. If possible, go and inspect the work. A drive across town can save you from sleepless nights. Additionally, ensure the contractor is licensed and carries adequate liability and worker’s compensation insurance.

It’s usually a good idea to check for complaints filed against your contractor. The Better Business Bureau, your local consumer affairs office or builders’ association are great resources.
