Whether you’re buying a home in Valrico or you’re looking for a condo in Brandon, you’ll find that many communities in the Tampa area have their own homeowner’s associations—and each homeowner’s association, or HOA, has its own covenants, conditions, and restrictions, which are commonly called CC&Rs.

What’s in CC&Rs?

CC&Rs typically cover what is—and isn’t—acceptable in a particular neighborhood. Think of them as neighborhood rules.

You may find that the CC&Rs for your neighborhood include restrictions on:

  • Pets (sizes, types, and even whether you may have them)
  • Building, including whether you can build close to the property lines or add a fence
  • Using properties for non-residential purposes
  • Paint colors, fence styles, and other cosmetic issues
  • Yard maintenance

Can You Read CC&Rs Before You Make an Offer?

If you’re thinking about buying in a neighborhood where there’s a homeowner’s association, it’s always a good idea to ask your real estate agent to find a copy of that community’s CC&Rs. That way, you’ll know whether you can live with the rules and regulations before you make an offer and move in.
