what you need to know about real estate negotiations sell your home in tampa bay

When you’re selling your home, you probably envision it this way: it goes on the market, joining all our other Tampa Bay real estate listings, someone calls your Realtor® and you sail through the deal.

In many cases, it does happen that way. Naturally, it takes time to make your way from listing to closing – but sometimes the right buyer finds the right property, they make a connection, and bingo – the sale is all but final.

However, not all homebuyers are the same. Sometimes you’ll enter into negotiations, which is perfectly normal, before you’re able to arrive at a solution that leaves everyone happy.

So what do you do if you’re moving toward negotiations?

How to Handle Negotiations in Tampa Bay Real Estate Deals

Your Realtor is going to be with you every step of the way during negotiations, so don’t worry that you’ll be left with questions. We’ll make sure you understand what’s going on and we’ll even give you guidance on what to do next.

It’s always helpful to know how real estate negotiations work, though – even if your buyer walks in ready to pay cash for your home.

Offers and Counter-Offers

When you receive an offer on your home, you don’t have to accept it. Let’s say you need to sell for $300,000, the home is listed for $310,000 and the offer is for $290,000.

You can reject the offer outright.

However, since there’s a little leeway (at least on your end), you could submit a counter-offer. It’s always a good idea to follow your Realtor’s guidance when it comes to making a counter-offer; remember, he or she is trained in negotiation, and your Realtor has your best interests in mind.

You can take things a step farther and put time constraints on your counter-offer, as well. This might be a good idea if you really need to sell your home quickly, but you need to know that some buyers may feel rushed and won’t choose to purchase from you.

The biggest thing? Ask your Realtor if you have questions. That’s why we’re here – to walk you through the entire process. We take that commitment very seriously, from the moment we provide you with a free comparative market analysis to the day you close.
