One of the most common reasons homes sit on the market for too long is poor condition. If most of the homes in the area aren’t selling, yours needs to be better than the rest; that means making the necessary repairs or minor updates before you even list.
Another reason: some Realtors® don’t bother taking (or hiring a professional to take) high-resolution photos of homes. Thousands of people start their home searches online each day, and they’re using modern devices with amazing screens… but if your house doesn’t render well because of poor-quality pictures, people will keep scrolling.
Listen to your agent when he or she tells you how much you should ask for your home. If you overprice it, it’ll sit on the market too long (and that will lead buyers to think there’s something fundamentally wrong with it). Some pros suggest pricing your home at least 2 percent less than the last comparable sale, but it’s important that you get your Realtor’s input before you settle on any price.
