As a buyer, your real estate agent will build a home inspection contingency into your contract. If something goes terribly wrong during the inspection, this contingency protects your earnest money deposit and lets you walk away from the deal.

Do not skip the home inspection.

The inspection is the only way you’ll know exactly what you’re getting into – and whether you’re buying a money pit or making a solid investment.

#2. Picking the “cheapest” inspector

Not all home inspectors are created equal. Your safest bet when you’re hiring a home inspector is to listen to your real estate agent’s advice – your agent has worked with dozens of inspectors, and he or she knows who’s good and who misses important details.

Cheaper doesn’t always mean better (although if you can save a few bucks with a great inspector, you definitely should).

#3. Not going with the inspector

You have every right to visit the home with the inspector, and it’s always a good idea to do so. You can ask questions and learn more about the home – and the more information you have, the better-equipped you’ll be to make a good decision.
