Buying a brand-new home—not just new to you, but newly built—is extremely exciting.
But it’s easy to get caught up in the excitement and forget to do your due diligence. While your Realtor® is there to help walk you through the process (and to ensure your best interests are being served), there are a few things you need to remember to ask when you’re purchasing new construction.
What to Ask When You’re Buying New Construction
You can find the perfect home and get it at the right price as long as you remember to ask several questions during the process.
Question #1: What Are the Standard Finishes in Your Homes?
Typically, model homes are the high-end versions. When you fall in love with a model, remember that… it could affect your bottom line should you decide to purchase one just like it.
Ask the builder what their standard finishes are and which are upgrades, and how much they each cost.
In some cases, builders upcharge; that’s especially true for appliances, such as high-end furnaces, refrigerators and stoves, and air conditioning units. You may be able to find another company to install the same appliances for less.
Question #2: What Are the HOA’s Rules and Regulations?
If you’re moving into a community with a homeowners’ association, you’ll want to know what the rules and regulations are before you make a purchase. Common HOA rules include those about fencing, swimming pools, and even play equipment for children.
You should also find out when you’ll have to start paying HOA dues. Sometimes builders don’t begin charging until the majority of homes in a development are sold or occupied, but that’s not always the case.
Question #3: Do You Have Warranties?
While most builders offer at least a 1-year warranty on workmanship and a 10-year structural warranty, you should always double-check. You should also make sure that the warranties are extremely specific, including what is (and isn’t) covered, and that they state the limitations on damages. Make sure you also get the manufacturers’ warranties on appliances and the roof.
