Borrower conditions are conditions you must meet in order for the lender to let you borrow money to buy a house. Some borrower conditions include:

  • Prior to documents conditions. These conditions mean you’ll need more documentation before the underwriter can determine whether you qualify.
  • Prior to funding conditions. These are documents you’ll have to send the underwriter before the lender will issue funds, like things you need to sign (they don’t usually affect your ability to qualify for the loan; these conditions are typically reserved for procedural matters).
