When is the Best Time of Year to Sell Your Home?

should you sell your tampa bay home during spring - tampa bay homes for sale

Let’s get one thing straight: every home sale is different. With that said, there’s no “best time of year” to sell a home.

However, spring is typically a great time to put your home on the market in Florida.

Selling a Home During Early Spring in Florida

Many sellers choose to list their homes during the summer, but savvy sellers often see spring as the perfect opportunity to make the sale.

Why?

Fewer Buyers, More Motivation

Spring buyers often have a more narrow focus. Often, they’d rather get into a home before the full heat of summer sinks in; that means you may be able to sell your home more quickly if it’s on the market during spring.

Fewer Houses, Less Competition

There are often fewer home listings in the spring than there are during the summer. With fewer homes on the market, your property has a better chance of getting more exposure than it would on a saturated market.

Spring Marks the Beginning of the Busy Home-Buying Season

Because spring is typically the beginning of home-buying season, which lasts throughout the summer, it may be a good idea to put your home on the market as early as possible.

According to Realtor.com, prices can be highest during the prime season; that means you may end up selling your home for more than you would if you waited until fall or winter to put it on the market. (Nobody wants to leave money on the table, right?)

Better Valuations? Maybe.

When an appraiser visits your home to find out how much it’s really worth, the selling prices of comparable homes go into his or her equations. If prices are low because sellers were forced to sell during winter, that’ll affect your home’s value, too.
